Most epoxy jobs don’t fail because of the product. They fail because someone didn’t understand what they were working with — and ran out of time mid-floor. Epoxy has a clock. Once you mix Part A and Part B, you’re racing it.

Here’s exactly how a professional epoxy installation unfolds, from the moment the crew shows up to the day you park your car on it.

Pre-Install: Everything Before the Epoxy Opens

Before a single can gets opened, the slab has to be ready. Professional crews typically complete surface prep on a separate day from coating — concrete prep takes time and generates dust that has to fully settle before you coat. For a full breakdown of that process, see our concrete prep guide.

Day-of, the first thing a professional crew does is verify conditions:

  • Concrete surface temperature: Must be at least 50°F and rising, and at least 5°F above dew point. Most pros shoot for 55–75°F surface temp.
  • Ambient humidity: Below 85% RH ideally. High humidity extends cure time and can cause amine blush (a waxy haze) on the surface.
  • Slab is vacuumed clean: Any dust from prep work gets re-vacuumed right before coating.

This isn’t bureaucratic box-checking. Epoxy applied to a cold or damp slab will fail — period.

Step 1: Primer Application

On professionally installed systems, primer goes down first. It penetrates deeper into the concrete pores than the finish coat can, acting as a bonding bridge between the raw slab and the color coat.

Primers are thinner than finish coats — they’re designed to flow into the concrete, not build a thick film. Application is usually by roller or squeegee, working in sections. Crew size matters here: two people working together — one spreading, one back-rolling — get better penetration and more even coverage than one person doing both.

Step 2: Mixing the Base Coat — This Is Where the Clock Starts

Two-part epoxy consists of a resin (Part A) and a hardener (Part B). They have to be combined in precise ratios — typically 2:1 or 3:1 by volume — and mixed thoroughly before application. The chemical reaction that creates the hard, durable film starts the moment they touch.

The window you have to work with is called pot life: the time between mixing and when the material gets too thick to apply. At 70°F, most 100% solid epoxy systems have a pot life of 20–40 minutes. Mix more than you can apply in that window and you’re throwing money away — or scrambling to spread material that’s already starting to gel.

According to the Society for Protective Coatings (SSPC), applying epoxy outside its pot life is one of the most common causes of coating adhesion failure in field applications.

Pot Life Temperature Rule
Pot life roughly doubles for every 18°F drop in temperature, and halves for every 18°F rise. A product with 30-minute pot life at 70°F has about 15 minutes at 88°F. Hot summer installs move fast — plan your batch sizes accordingly.

Large-area installs break the work into sections. Each section gets its own mixed batch. Pros calculate batch size based on product coverage rate, pot life, and how fast the crew can work — not by guessing.

Step 3: Applying the Base Coat

Squeegee application comes first for 100% solid epoxy. A notched squeegee (notch size matched to the coating’s viscosity) pulls the material across the floor at a consistent thickness — usually 10–20 mils wet film for a color coat.

Immediately behind the squeegee comes back-rolling: a 3/8-inch nap roller worked perpendicular to the squeegee direction. Back-rolling pops air bubbles, removes squeegee lines, and pushes the coating into any low spots. Skip this step and you’ll see texture patterns in the cured floor.

Work from the far corner back toward the exit. There’s no recovering from painting yourself into a corner.

Step 4: Flake Broadcast (If Included)

If the design includes decorative vinyl flakes — which most residential installs do — they go down immediately after the squeegee pass, before back-rolling or while the coat is still wet.

Full broadcast: flakes are thrown at the floor until the wet epoxy is completely saturated and won’t accept more. You’ll use 1/4 to 1/2 lb per sq ft. The excess gets swept up after cure.

Partial broadcast: a lighter, more controlled scatter leaving the base color visible between flakes. Used for more subtle aesthetics.

After full cure, the surface gets scraped with a floor scraper to knock down any upsticking flake edges, then the topcoat goes over everything. For more on flake design options, see our decorative flake guide.

Step 5: Topcoat Application

The topcoat is what you actually see and walk on. Polyaspartic, aliphatic urethane, or a clear epoxy topcoat — each has different properties, but application is similar: squeegee and back-roll, working in sections.

Topcoats go down thinner than base coats — typically 4–8 mils wet film. They’re designed for hardness, abrasion resistance, and UV stability (especially important in garages with exposure to sunlight).

Cure Milestones: When Can You Use the Floor?

Epoxy cures in stages. “Dry to touch” doesn’t mean “ready for your truck.”

  • Tack-free: 4–8 hours. You can walk on it in socks without leaving marks.
  • Light foot traffic: 12–24 hours. Walking with shoes is fine, but no dragging anything or dropping tools.
  • Full foot traffic: 24–48 hours. Normal use, no problem.
  • Vehicle traffic: 5–7 days minimum. The full cure needs time — parking a car too early compresses the still-curing film and can cause permanent indentations.

Cold temps push every one of these milestones back significantly. At 50°F, add 50–100% to all cure times. At 40°F, some systems won’t cure properly at all.

Polyaspartic topcoats cure much faster than standard epoxy — some are vehicle-ready in 24 hours. But the base coat beneath still needs to fully cure before loading. Don’t let “fast-cure topcoat” marketing override the base coat’s cure schedule.

What a Good Installation Crew Looks Like

A two-person crew handles a two-car garage (about 500 sq ft) in 4–6 hours of active work on install day, plus prep the day before. One person mixing and managing batches, one person on the squeegee and roller. Communication matters — someone has to watch the clock on pot life.

Solo DIY installations are possible on small areas (under 250 sq ft) if you’re disciplined about batch size and tempo. Above that, two people is strongly recommended. Running out of working time mid-floor is not recoverable gracefully.
