You paid $2,800 for an epoxy garage floor. Fourteen months later, it’s peeling up in sheets near the door. You can see the gray concrete underneath, the edges are curling, and you’re trying to figure out who to blame — the contractor, the product, or yourself.

The answer is almost always one of five specific problems. And most of them were preventable.

The 5 Most Common Causes of Epoxy Peeling

1. Inadequate Surface Preparation

This is the #1 cause — by a wide margin. Epoxy doesn’t bond to smooth, sealed, or contaminated concrete. It bonds to an open, porous surface.

If your installer acid-etched rather than diamond-ground the floor, or skipped the prep entirely on a previously sealed slab, the epoxy had nothing real to grab onto. It looked fine for a few months, then started lifting.

The Concrete Polishing Council recommends a minimum CSP (Concrete Surface Profile) of 2–3 for most epoxy systems — roughly the texture of 60-grit sandpaper. Most DIY rigs and budget installers don’t get there.

2. Moisture in the Slab

Concrete breathes. Water vapor moves up through the slab constantly, and if the epoxy was applied over moisture — either a wet slab or one with high vapor transmission — it will fail. The moisture breaks the bond from underneath.

The American Concrete Institute recommends testing for moisture vapor emission rates (MVER) before any coating application. Readings above 3 lbs per 1,000 sq ft per 24 hours typically require a moisture-mitigation primer first. Many installers skip this test entirely.

3. Wrong Product for the Application

Not all epoxies are equal. Water-based epoxy kits from big-box stores are often 40–50% solids — meaning they’re diluted, thin, and less durable. A proper 100% solids commercial epoxy is a completely different product.

Water-based epoxy on a high-traffic garage floor or a floor that sees automotive chemicals is almost guaranteed to peel within a year or two.

4. Mixing Errors

Epoxy is a two-part system — Part A (resin) and Part B (hardener). Get the ratio wrong, mix improperly, or fail to scrape the container sides, and you’ll have areas of under-cured epoxy that never fully hardens. Those soft spots peel.

This is a more common DIY failure than most people realize. Even being slightly off on the ratio affects the cure.

5. Early Traffic or Cure Interruption

Walking on epoxy before it fully cures — even 12 hours early — can disrupt the cross-linking process and create soft, weak spots. Temperature drops below 50°F during cure also cause problems. If your installer rushed the job or the weather turned cold overnight, you may have compromised curing as the culprit.

Peeling near floor drains or exterior garage doors almost always points to moisture. Peeling in the middle of the floor, especially in patches, usually points to mixing errors or inadequate prep. Location tells you a lot about cause.

Keep in mind: if the original failure was moisture or bad prep, patching over it without fixing the root cause will produce the same result in another year. A full removal and proper redo is often the right call, even though it costs more upfront.

Before You Repair: Diagnose First
Pull up a peeling section and look at the underside of the flake. If it’s totally clean (no concrete dust attached), the epoxy never bonded properly — prep failure. If there’s gray powder on the back, the concrete itself is dusting, which suggests moisture or concrete contamination. The diagnosis changes the fix.

How to Prevent Peeling on a New Installation

If you’re planning a new epoxy installation — or a redo — here’s what you must verify:

Surface prep: Insist on diamond grinding, not acid etching. Ask what CSP level they’re targeting.

Moisture testing: Any reputable contractor should offer a calcium chloride or in-situ relative humidity test before coating. If they don’t mention it, ask.

Product spec sheet: Get the product name. Look up its solids content. Anything under 85% solids is marginal for a garage floor.

Cure time: The floor shouldn’t see vehicle traffic for at least 72 hours, even in warm weather. 7 days for full cure is standard.

Warranty: A contractor confident in their work offers at least a 1–2 year adhesion warranty. No warranty is a red flag.
